Decreased real estate activity during Christmas week

According to the Houston Association of REALTORS® Weekly Activity Snapshot, new listings were down only 2.3% during the penultimate week of the year.

Realtors listed 1,083 new properties during the week ending Dec. 26, which was only 2.3% lower than the amount entered during the same week in 2021. Pending listings trail farther behind 2021 levels, with 35.5% fewer listings going under contract year-over-year.

Off-market listings continue to outpace 2021 levels. Nearly 900 homes were pulled from the market during the week ending Dec. 26, a 31.7% increase over last year.

Showings and activity on HAR.com are down from last year as well. “Showings typically slow to a trickle during the last two weeks of the year because of the holidays, and 2022 is no exception,” HAR’s report reads. Showings are down 14.3% year over year, while HAR.com listing views are down 29.8% year over year.

Despite the expected Christmas week slump in closings, closed home sales still trailed 2021 volumes by 21%.
