New Houston-area listings increase over 2022 levels

New listings are up 6.9% year over year, according to the latest Weekly Activity Snapshot from the Houston Association of REALTORS®.

Realtors entered 2,883 homes into the Multiple Listing Service (MLS) during the week ended March 13, compared to 2,696 during the same week last year. Prior to the pandemic in 2019, new inventory was slightly higher with 3,229 properties added to the MLS.

Pending listings still lag behind 2022 levels. However, 5.5% more homes went under contract during Week 10 of 2023 than in Week 10 of 2019.

Off-market listings continue to trend higher than year-ago levels as well. There was a 51.2% increase year over year in homes pulled from the market during Week 10. That number is 8.5% lower than the number pulled during the same week in 2019.

Closings are down year over year, with 16.9% fewer homes selling during the week than in 2022. Home sales are up 4.1% from 2019, though.
