Marquette Companies broke ground on The Sylvan, a build-to-rent community in The Woodlands area. The development company purchased the 22-acre parcel of land from The J. Beard Real Estate Co. in January.

Located at 1941 Sawdust Road in Spring, The Sylvan will consist of 300 housing units — single-family homes, townhomes and apartments. Single-family homes will range in size from 1,495 to 1,805 square feet, with options for three- or four-bedroom floor plans, while townhomes will be smaller with options for two- and three-bedroom floorplans. A three-story apartment building will also include one-, two- and three-bedroom units ranging in size from 650 to 1,574 square feet.

Plans for the development include on-site amenities such as a clubhouse, pool, fitness center, cold plunge, infrared sauna and various walking paths.

In collaboration with Montgomery County, Marquette Companies has also designated $1.5 million towards the preservation of existing trees on the property, starting with the construction of communal seating areas around three of the development’s 100-year old oak trees.

Construction is expected to be completed in 2025.
