Hines to develop Harris County MPC

Real estate development and management company Hines will develop a master-planned community (MPC) in Harris County. Hines announced its purchase of 528 acres in Waller on Nov. 1.

“Waller is expected to see a major increase in population over the next five years, as growth continues to push northwest, and limited vacant land remains in the surrounding submarkets,” Carson Nunnelly, managing director at Hines, said in a press release. “This poses an appealing opportunity for us to deliver a high-quality master-planned community with diverse product offerings. We look forward to working alongside our partners to meet the demand for high-quality, yet cost-effective, housing options in this prime submarket.”

Plans for the development include approximately 1,400 single-family homes, a 4.7-acre recreation center with a resort-style pool, playground and clubhouse, over 130 acres of green spaces and an on-site school.

Located just two miles north of State Highway 290, the development will be zoned to Waller Independent School District.

The first phase of development will include 350 lots. Seven prominent Houston area builders are constructing homes: Highland Homes, Chesmar Homes, Drees Custom Homes, Brightland Homes, Tri Pointe Homes, Ashton Woods and Castlerock Homes.

Construction will begin before the end of the year, with the first deliveries expected by summer 2025.
