HAR: Closed, pending home sales climb in June

Single-family home sales and pending-home sales increased annually across Houston in June, according to the latest data from the Houston Association of REALTORS®.

Closed home sales increased 3.5% year over year, with 8,820 properties sold during the month. Meanwhile, pending-home sales jumped 12.3%, indicating strong sales throughout the rest of the summer.

The luxury segment was particularly strong in June, with home sales in the $1 million-plus range increasing 17.1%. However, overall prices were steady, with the average increasing just 1.2% to $455,159 and the median decreasing 0.3% to $345,000.

“We’re seeing a little more breathing room on both sides of the transaction,” HAR Chair Theresa Hill said in a press release. “Buyers are definitely still out there, and when the home is priced right, it’s moving. The difference now is they’re not feeling quite as rushed, because there are simply more homes to choose from.”

Given the rate of sales, Houston had a 5.2-month inventory. While that was down 0.1% from June 2025, it’s well within the four-to-six-month range seen in a typical balanced market.

Existing single-family homes

Looking only at existing single-family homes (excluding new construction), sales increased 7.8% in June while the average price decreased 1.4% to $464,233 and the median decreased 0.6% to $348,000.

Townhomes and condominiums

Among for-sale townhomes and condominiums, closings decreased 9.3% year over year. Prices eased, with the average down 2% to $256,885 and the median dropping 6.5% to $215,000.
