Master planned communities are common to find throughout Texas and especially in Houston. RCLCO – a real estate advisory group – released its list of the 50 top-selling master-planned communities for 2017 so far and 10 Houston-area communities made the list.
The highest ranking Houston-based MPC was Riverstone, which is located in Fort Bend County. The community ranked no. 16 overall on the list and showed a 19 percent increase in sales compared to this time last year.
RLCO found that the strong growth in population throughout Texas as well as the relatively low cost of living compared to the rest of the nation is leading many corporations to relocate to Texas. These major relocations are driving sales in MPCs in 2017.
The report also found that even though there has been a dip in crude oil prices, Houston has diversified its economy since the 1980s. Therefore, the Houston MSA for-sale housing market remains healthy.
One of the appeals for MPCs in Texas is the opportunities for residents to live in diverse environments that provide a range of product and price offerings that appeal to Millennials who are looking to purchase their first homes.
“A number of the top MPCs have reported stronger than usual sales in moderately priced housing options that could appeal to either first-time homebuyers or downsizing empty nesters, another indication that affordability has been a key factor for many MPC consumers in 2017,” according to RLCO.
Many of the millennial-focused homes that are being built focus on single-family homes on smaller lots, townhomes and a relatively small square-footage per space. But they add high-end finishes such as smart home features and high-end appliances.
Most MPCs in Texas also provide a number of lifestyle and community-focused amenities including social clubs, healthy community initiatives and lifestyle coordinators who create a sense of community within the MPCs.
