HAR: New listings take slight dip

The Houston Association of REALTORS® Weekly Activity Snapshot shows that new listings trailed behind 2022 levels during the week ended Feb. 13. Realtors listed 2,503 new properties compared to 2,585 listings added to the Multiple Listing Service (MLS) during the same time period in 2022.

Pending listings still lag 2022 levels, posting a 22% decrease year-over-year. Off-market listings remain high, with 64.1% more homes pulled from the MLS than during the same week last year. Meanwhile closings are down for the sixth week in a row.

Showings are also still down year-over-year, however, property showings reached their highest volume of the year — 42,164 — during the week. This indicates that while consumer traffic has decreased from volumes seen in early 2022, consumer interest is on the rise again.
