Houston Leads in Master-Planned Community Sales

Every year John Burns Real Estate Consulting ranks the top 50 master-planned communities (MPCs) in the U.S. by net sales, and every year no state is better represented than Texas. It was no different in 2015, with the state boasting 17 MPCs – nine of which were located in Houston.

The top 50 MPCs in the country account for a startling amount of the nation’s net sales – 4.7 percent of all new home sales, according the report. That’s nearly 23,300 homes sold – a 14 percent increase over 2014.

What drove sales in those top MPCs? According to the report’s authors Jody Jahn and Devyn Bachman, it was a blend of experience and execution.

“Our consulting team consulted on or visited every one of these communities in 2015,” the two wrote, “frequently noting fantastic segmentation, amenity packages more focused on experiences than large facilities, and outstanding development execution at just about all of them.”

Houston Leads the Nation

Nowhere has smart, well-executed development paid off more than in Houston, which has consistently hosted more Top 50 MPCs than any other metro in the country since John Burns began ranking communities six years ago.

The consulting group’s Houston leader, David Jarvis, noted in the report that the Bayou City is unique in that its lack of zoning laws have inspired MPCs.

“MPCs are extremely popular in Houston,” he began. “Houston has little zoning, planned communities have stepped in to provide the lifestyle and amenities that homebuyers desire.”

Among the nine Houston MPCs named on John Burns’ list, Riverstone claimed the highest ranking at No. 9. Jarvis attributed Riverstone’s high ranking to its “high-end homes, resort style pools, tennis courts, fitness center, lakes and miles of walking trails.”
