HAR: New listings up 17%

New listings have increased by 17%, according to the latest FRESH Report from the Houston Association of REALTORS®. Agents added 9,493 properties into the Multiple Listing Service in February, compared to 8,111 listings in February 2022.

This surge in new listings, paired with slowed sales activity, means that active listings are up year over year as well. There were 20,329 active listings in the MLS last month, a 62.5% increase from last year.

Another factor keeping homes on the market longer may be the increased average listing price. In February, the average single-family home sold for $400,001, up 10.4% from the average price of $362,230 in February 2022.
