New-home sales in Houston were statistically flat in June as pending sales declined, according to the latest report from HomesUSA.com.

Buyers purchased 2,164 new homes in June, down from 2,169 in May and 2,297 in June 2025. Pending sales, meanwhile, declined 7.6% month over month and 20.5% year over year as buyers contracted on 1,791 properties.

“Houston builders continue to cope with the affordability issue,” HomesUSA CEO Ben Caballero said in a press release. “Prices increased modestly, but lower sales and pending sales show that elevated mortgage rates remain a significant obstacle. The interest rate drop builders hoped to see this spring did not happen and moderated the seasonal bounce.”

Houston’s average new-home price rose to $407,120, up from $398,646 in May and $399,175 a year prior.

Active listings increased, although days on market improved on a monthly basis. Total active inventory increased 10.8% year over year, with 15,671 new homes on the market in June, but the average listing spent 102.87 days on market, down from 108.9 days in May. In June 2025, a typical new home took 92.69 days to sell.

“While the improvement in days on market last month is encouraging, the decline in pending sales is also consistent with seasonality,” Caballero explained.
