Every week, we ask a real estate professional for their Short List, a collection of tips and recommendations on an essential topic in real estate. This week, we talked with Gary Bisha, the broker/owner of  My Castle Realty in Houston.

5. Set realistic expectations for your seller. They should be aware that the contract ultimately is dependent upon the home meeting appraisal.

4. The house should be spotless and the yard maintained. The appraisal is objective, however appraisers are susceptible to first impressions also.

3.  Know your market. An in depth CMA and/or appraisal is a good start. However you typically know more about what’s happening in the neighborhood that the appraiser. Trends/New construction etc. Share that info with the appraiser

2.  Ask your buyer to prepare an appraisal package. This package may include any additions or upgrades they have made to the home. Include receipts if possible

1. If you are in a position with multiple offers, don’t be bashful to share that info with the appraiser

    Hi, I have a rental property that the tenants are in the process of moving out and I am planning to sell the house in the next month or 2. I have had several people interested in the house already, some even as is and no financing so I am leaning towards a for sale by owner but Im not sure where to start. Many homes in the area(Spring Forest subdivision) are selling very fast. What exactly are your services and would they be something I may could use?
