Winner: HAR.com, Runners Up: Showing Suite, HomeFinder

HAR.COM

PROS: The website and app for the Houston Association of Realtors (HAR) prides itself for being one of the most accurate MLSs in the nation, in regards to neighborhood information and pricing. Houston is actually one of the few major metro areas with a highly successful public website, and it is the main source of information for syndication sites such as Zillow, Trulia or Realtor.com. HAR.com is very easily accessible to consumers, which is why many Realtors choose to use this when it comes to showings.

CONS: HAR might have the most accurate data, but it doesn’t mean you should exclusively use it. It’s important to put information on your listings on a wide variety of different sites to attract more people. It’s important to keep in mind that Houston’s MLS is more accurate than other cities’ MLSs, so while it may be great here, it might not work for other cities and states.

SHOWING SUITE

PROS: A cloud-based productivity program, Showing Suite is designed to automate the components of the buying and selling process by collecting feedback from potential buyers and agents and organizes them into a dashboard. It’s easy to use and can control and manage lockbox on properties. The app is both iPhone and Android friendly.

CONS: Showing Suite has an unorthodox pricing structure that agents should consider. It follows the typical formula of higher prices for more features, but it also offers a “pay as you go” plan that charges $19.99 a listing. Choose wisely, and consider how often you will use the program while deciding which plan will work for you.

PRICE: Prices start at $9.95, and you can sign up for a free trial on its website.

HOMEFINDER

PROS: HomeFinder allows you to use GPS to locate homes and apartments on the market in your area. The map tracks which listings you have saved, viewed and not yet viewed; and you can save your searches on your account and review them from any phone, computer or tablet. The app also includes a mortgage calculator and monthly mortgage estimates on every home for sale.

CONS: Reviews say that the “advanced search” function was difficult to use at times. It also is difficult to switch between searching your local area as defined by your GPS, and searching a different area.

    I am using atrick Alexander’s software at $59,95 a month for both FSBO’s and expireds. The show those on the DNC list as well as if its a cell or landline number.

    Terrible product….only good thing is there video they make, so you think its good. and-good luck cancelling. I cancelled and for about 1 year they would not stop billing my credit card. Its cheap and you get what you pay for -CHEAP JUNK-they are dishonest about cancelling. Every agent I spoke to -canceled because it was not good, but continued to get billed for way after cancellation. I advise any agent……do not sign up.

    My experience with RedX has been great. True, some of the phone numbers are junk, but for the most part, the FSBO’s and expireds are spot on.
