Winner: LeadRouter; Runner Ups: Tied between Zillow, Trulia and Realtor.com

LEADROUTER

PROS: As the name suggests, LeadRouter is used to route leads generated from various websites. LeadRouter has worked well for Marsha Mitchell, director of agent technology of Better Homes and Gardens Real Estate Gary Greene, and Toni Nelson, Gary Greene’s director of strategic initiatives. “We have used other lead generation systems and because this one has been on the market for quite some time, it has experienced many upgrades over the years,” they said.

CONS: The app is free, but LeadRouter is used to distribute leads, not generate them. In order to generate some worthwhile leads, you most likely have to purchase a premium profile from other vendors, such as Zillow, Trulia or Realtor.com.

Tie Between Zillow, Trulia and Realtor.com

ZILLOW

PROS: Zillow is widely used by consumers to find homes. Various programs are available for purchase that all include a number of listings and the ability to send leads directly to the agent. Traffic is driven to the agent profile and contact form on Zillow, and prices start as low as $10 per month.

CONS: Zillow only partially tracks impressions (and only if you buy Premier Agent Basic or Platinum – Silver doesn’t track at all), and clicks are only tracked for links to external websites, depending on the program. In addition, prices vary by ZIP code and can cost as much as $128 per month, if not more.

TRULIA

PROS: Like Zillow, leads are funneled directly to the agent and traffic is driven to listings, a lead form or the agent’s website, depending on what program the agent chooses. Prices vary depending on program and ZIP code; three different programs and variations of each program are available to fit different budgets. Agents can feature up to 10, 25 or 50 listings; depending on which program they choose.

CONS: Trulia tracks phone leads, but does not track listing traffic or leads.

PRICE: Varies depending on program and ZIP code.

REALTOR.COM

PROS: All of the programs offered track clicks and impressions, and traffic can be driven to wherever the agent chooses. Each program tracks clicks and impressions, and the Showcase Listing program generates traffic reports to let agents know how well a listing is doing.

CONS: Traffic varies from market to market, depending on the traffic Realtor.com receives. Some of the programs are also expensive, charging $313 or more for a certain number of listings to market within a program.

    I am using atrick Alexander’s software at $59,95 a month for both FSBO’s and expireds. The show those on the DNC list as well as if its a cell or landline number.

    Terrible product….only good thing is there video they make, so you think its good. and-good luck cancelling. I cancelled and for about 1 year they would not stop billing my credit card. Its cheap and you get what you pay for -CHEAP JUNK-they are dishonest about cancelling. Every agent I spoke to -canceled because it was not good, but continued to get billed for way after cancellation. I advise any agent……do not sign up.

    My experience with RedX has been great. True, some of the phone numbers are junk, but for the most part, the FSBO’s and expireds are spot on.
