New multifamily/retail space coming to Audubon

Audubon Magnolia Development announced that XAG Group will construct multifamily housing and retail space in the Audubon master-planned community in Montgomery County.

Plans for the first phase of development include a 30,000-square-foot, two-story retail building that is slated to open in early 2024. The second phase includes Rasha at Audubon, a mid-rise apartment building with 326 units ranging in size from one to three bedrooms.

“This retail center will follow Audubon developer Sam Yager’s ‘Celebrate the Space’ concept, providing a destination for residents to walk and enjoy the ambiance and atmosphere,” said XAG Group CEO Nathaliah Naipaul. “The garden apartments will have a sprawling layout of landscaped grounds and amenities such as a swimming pool, party house, courtyards, pet park and outdoor activity spaces with direct exterior access to each of the units.”

Further amenities in the Rasha at Audubon will include a business center, coworking spaces, a fitness center, a yoga studio, a family movie theater and a game room.

The first units in the Rasha at Audubon are expected to hit the market in early 2025.
