Pending, closed listings creep over 2023 volumes as new listings continue to soar

New, pending and closed listings all increased year over year during the week ended March 4, according to the Weekly Activity Snapshot from the Houston Association of REALTORS® (HAR).

New listings have yet to dip below 2023 volumes this year, and Week 9 was no exception. Realtors entered 3,454 properties into the MLS, a 25.8% increase over the same week in 2023, when 2,745 properties were added to the market.

Pending and closed listings also experienced gains during the week. Pending listings increased by 4.9% year over year, with 2,445 properties going under contract, while closings rose by 5.6%, with 2,346 homes sold.

Furthermore, listing views on HAR.com jumped 12.3% year over year, a good indicator of consumer interest in the weeks and months to come.
