The Texas-based developer Oxland Group announced plans for Two Step Farm, a master-planned community in Montgomery County. Oxland Group previously acquired the parcel of land in July.

The developers of the 1,860-acre community say that music, farming and nature will be at the heart of Two Step Farm, which is located north of FM 1488 between I-45 and the Aggie Expressway and bordered by Cooks Branch Conservancy.

“Our team has created communities all across the country and we’ve seen the power of music to bring people together,” said Oxland Group Co-President Tom Woliver in a press release. “That, and the natural beauty of the land, drove our vision to express the true Texas spirit at Two Step.”

Development will begin with forest restoration, including goatscaping of invasive plants. “We are surrounded by big nature, and we embrace and celebrate that heritage,” Woliver said. “If we are planting trees instead of preserving, then we’re not doing our jobs.”

Additional developments in phase one of construction include over 1,100 lots, and a community gathering place with music venues, a goat farm and green spaces, as well as a general store, dance hall, model home village, pool house and walking/biking trail.

Oxland will also develop Two Step Boulevard, a 1.5-mile roadway connecting the community to Fish Creek Thoroughfare.

Model homes from phase one are expected to open in early 2025, with a grand opening planned for late 2025.

I want to know more about this development

  • Alex Bondar says:

I would like to know the impact on the adjacent gated community north of this project which the golf course is located within. I would like to know the access impact to these homeowners and if the developers are going to work with these existing homeowners and community. Lots of history here and as of right now, zero communication from the developers.
