A producing branch manager with Rate, Sears has been in the industry for over 25 years and leads a strong origination team in Houston. Working across a broad range of loan products and client profiles, his team works with first-time and move-up buyers on conventional and jumbo loans, government lending and down payment assistance programs. His business also includes strong collaboration with Realtor partners, builder relationships and clients ranging from entry-level buyers to ultra-luxury borrowers. In 2026, his team is focusing on helping clients leverage Rate’s Same Day Mortgage, which gives buyers speed and certainty in a competitive market.
Sears credits his success to his ability to combine high-level communication with expert problem-solving. “Deals rarely move in a perfectly straight line, so being able to anticipate issues, communicate clearly with all parties and keep the process moving is critical,” he shares. “Clients and referral partners need someone who can be both proactive and dependable; I’ve built my career around being that person.”
