Aderra’s first phase of development includes 104 homes that range from 1,362 to 1,740 square feet.

Plans for the yet-to-be-named community, located three miles from I-45 along the Grand Parkway, also include commercial parcels and sites for schools zoned to Clear Creek Independent School District.

Houston was the fastest-selling of the major Texas markets in September, with homes spending an average of 88.65 days on market, down from 89 days a month prior.

The community became the first in the state to adopt the program back in October 2023 when it committed to including WELL strategies for Jubilee homes.

The builder will offer four- and five-bedroom floor plans for 60-, 65- and 70-foot lots, with pricing starting at $440,000.

Lots will be delivered to builders early next year, with model homes set to debut in spring.

The new model home park features designs from Perry Homes, Westin Homes, Newmark Homes and Highland Homes.

The 4,700-acre community is set to be the county’s largest MPC in over 40 years, the developer said.

Condos at The Residences have two to four-plus bedrooms, floor-to-ceiling windows, hardwood floors and natural stone and Italian millwork finishes.

Regency at Sienna homeowners will have access to the Sienna amenities including a golf course, pools and walking trails.

The builder’s new offerings at Lago Mar range from 1,621 to 2,198 square feet with three to four bedrooms and two to 2.5 bathrooms.

Chesmar Homes, David Weekley Homes, Highland Homes, J. Patrick Homes and Perry Homes unveiled models to prospective buyers at the event.

The pace of new-home sales hit an annual rate of 800,000, its highest level since January 2022. 

Rochester plans to break ground on Homeplace early next year and deliver initial lots to builders in 2027.
