In a rare housing market shift, newly built homes saw price reductions more frequently than existing homes in late 2025 for the first time in recent history, according to a new report from Realtor.com.

Shea Homes will build on all lot sizes, with 39 floor plans to choose from. Prices range from $320,000 to $590,000.

Pricing for three-bedroom, two-bathroom homes begins at $114,900 — less than half the price of a similar home, staff said in a press release.

Designs feature up to six bedrooms, 6.5 bathrooms and three-car garages. Pricing starts in the mid-$400,000s.

Johnson Development will deliver 39 70-foot lots to the homebuilders in March.

Affordability challenges continue to bedevil homebuyers, despite mortgage rates falling to a three-year low, the National Association of Home Builders reported. 

The builder’s offerings at Meridiana will range from 1,412 to 2,842 square feet with three to four bedrooms, two to three bathrooms and two-car garages, with flex space options available.
